Concreting in Thurgoona
Concreting enquiries for Thurgoona NSW 2640: first driveways and paths on new homes, shed slabs, crossing approvals from AlburyCity and what to check first.
Thurgoona is Albury’s main growth suburb, and much of the concreting work here is on recently built houses: first driveways, side paths, alfresco slabs and sheds. It shares the 2640 postcode with central Albury and sits under AlburyCity, so NSW licensing and council crossing rules apply.
Albury Concreting is an enquiry service. A Thurgoona request is passed on to independent concreters, and any quote or contract is between you and the provider you pick.
What is Thurgoona like for concreting work?
The 2021 Census counted 11,028 people in Thurgoona, and the ABS QuickStats for Thurgoona show that separate houses made up 96.9 percent of occupied dwellings. The median age was 34, and 46.2 percent of homes were owned with a mortgage, well above the NSW figure of 32.5 percent. Households averaged 2.8 people and 2.1 motor vehicles per dwelling.
That profile matches the work: young families in detached houses, often with two cars and a trailer or boat, and outdoor areas still to finish.
AlburyCity describes the Thurgoona and Wirlinga area as the city’s growth hub, with more subdivision plans in the pipeline. In that November 2024 update the council also wrote about the planned Thurgoona Link Road to the Davey Road interchange on the Hume Freeway and its work on a redesign of the Shuter Avenue and Thurgoona Drive intersection.
Which jobs are typical in Thurgoona?
- First driveway after handover. Where the building contract did not include the driveway, the owner arranges it once the house is finished. See concrete driveways.
- Exposed aggregate fronts. Some owners choose a decorative driveway and path to finish a new facade; compare finishes on the exposed aggregate and coloured concrete page.
- Side paths and alfresco slabs. Clean access to bins and the back yard, and an outdoor area off the family room. The paths and patios page covers falls and joints at the house.
- Shed and carport slabs. With two or more vehicles per home, a garage or carport slab is a common second job. Read shed and garage slabs.
What should Thurgoona owners check first?
| Check | Why it matters in a newer estate |
|---|---|
| Estate design guidelines or covenants | An estate may set rules on driveway finish, colour or timing; check your contract of sale |
| Builder’s handover documents | Find the house slab levels, termite management details and stormwater plan before concreting near the house |
| Stormwater connection points | New paths and driveways need run-off going to the existing drainage system |
| Crossing approval | A new crossing in a new street still needs AlburyCity approval before it is poured |
| Builder’s defects period | If the house has open defect items, avoid concrete work that could hide or affect them |
Council approval for the crossing
AlburyCity requires a Section 138 approval for a new or modified vehicle crossing, for work that affects the kerb, footpath or nature strip, and for excavation in the road reserve. Its road reserve works page says the approval must be obtained before works commence. In a newer street, the kerb and footpath may be recently finished, so a provider should photograph their condition before starting.
Licence and contract rules
A Thurgoona driveway, path and patio combined can easily pass 5,000 dollars, which is the point where NSW requires a licensed concreter and a written contract. Above 20,000 dollars, the provider must hold Home Building Compensation cover before taking a deposit. The NSW guide to protecting yourself explains that cover and how to check a certificate.
Getting quotes for several jobs at once
If you want the driveway, paths and patio done together, say so. Combining them can reduce the cost per square metre because the truck, pump and finishing team are already on site, but it also raises the total and the contract requirements. Ask each provider to price the parts separately as well as together, so you can compare like with like. The Albury concreting cost guide lists the published price bands used across this site.

Sending a Thurgoona enquiry
List each job you want quoted, the estate or street, and whether the house has finished its handover. Photos of the front and side of the house help. Then send your Thurgoona concreting enquiry.
Frequently asked questions
- My builder left out the driveway. Can I arrange it myself?
Yes. Once the house is handed over, you can engage a licensed concreter directly. Check the land contract for estate design rules first, and keep the builder's stormwater plan handy.
- Do Thurgoona estates have rules on driveway colour?
Some estates have design guidelines that cover driveways and front landscaping. They are usually in the contract of sale or a separate design document, so check before choosing a finish.
- Will the Thurgoona Link Road affect my concreting job?
Road works can affect access and traffic around parts of Thurgoona. A provider will plan truck access to your street; mention any nearby works when you enquire.
- Should I wait until the defects period ends?
Not always, but avoid concreting over or against anything the builder still has to fix, such as drainage near the slab edge. Sort out open defect items first.
